Tired of working for someone else.
Own your own business! With a large 2 bedroom apartment on site Apartment.

Varifiably profitable for owner operator.
For 6 years this store was top 100 out of 11,000 U-Haul dealerships nearly every month (until I purchased my own trucks)

Established rental location for 15 years.
Renting U-Haul Trucks & Trailers
Selling Boxes & Packing Materials.

$2384.80 current lease payment (5 year lease, till Nov, 2010)

U-haul commmissions are: 15% trucks, 30% trailers, 5% if policies are followed

I currently rent 12 Non U-Haul trucks at this location which is no longer allowed by U-haul. The 2004 income for my trucks, generated approximately $80,000.00. The U-Haul Net income will increase to approximately $70,000.00 once my trucks are gone. U-Haul estimates my location could bring as much as $1,000,000.00 Gross / $250,000.00 net with the proper staff. I think $500,000.00 Gross / $100,000.00 Net is more realistic.

So you ask why am I selling, since the store is profitable?

My numbers do not Include labor. Nor the Income from my trucks and the trailer hitch division. I am removing these trucks to another location I own since U-Haul will no longer allow "mixed" dealers. The estimated tenant income over the next 5 years is Approx $60,000.00 plus rent increases. If you live in the apartment or rent it to a tenant, by keeping it occupied this will pay 60% of the sales price and the U-Haul is now nearly $40,000.00 and will increase atleast another $32,000.00 to $100,000.00 depending how the store is run.

I have 4 rental locations in San diego area. I will continue to operate the other 3 once this store is sold. I will train & support the purchaser before, during & after the sale.
